After working with clients over the last 18 years in setting up their property investment portfolio I have endeavoured through this website to highlight areas of most concern.
During that time I found that it was rarely the building that let people down in their experience with property investing. It was often their finance structure or no finance structure. So when interest rates increased, overtime cut out or Mary stopped work to have a baby this put long term stress on their cashflow and often resulted in them having to sell what was in most cases a very good investment. I will always stress that everyone seeks independent advice that ensures all these items are in place and they understand them before they proceed with a property. The best property in town will only perform as strong as the finance structure supporting it.
